**Short answer:** a property management marketing agency fills vacant units at a lower cost per lease. It runs the work between a renter's first search and the signed lease: listings, reviews, ads, community content and, most importantly, lead follow-up. Then it reports results in tours and leases, not likes.

## What should a property management marketing agency handle?

Most operators already pay for leads through internet listing services (ILS) such as Apartments.com and Zillow, plus some paid search. The gaps usually sit around those channels. A good agency covers six areas:

- **Speed to lead and nurture.** Instant, personal replies to every web, ILS and phone inquiry, a self-booking tour link, tour reminders and follow-up through the application.
- **Reviews and reputation.** A considered reply to every Google review, a steady rhythm of resident review requests, and reporting by community.
- **Google Business Profiles and local search.** Accurate hours, photos and leasing numbers for each community, regular posts, and community pages built for "apartments near" searches.
- **Paid search and social.** Search campaigns on community and neighborhood terms, and Meta campaigns run under the Special Ad Category that Meta requires for housing ads.
- **ILS listing quality.** Pricing, availability, fees and specials that match the website exactly, with photos that lead with the best unit.
- **Content and lease-up.** Social posts, short community videos, resident newsletters and, for new buildings, a pre-leasing plan tracked against the pro forma.

## How is it different from a general marketing agency?

Three things set the work apart. First, **Fair Housing**: every ad, listing and post has to avoid stating a preference for, or excluding, any protected class, and housing ads on Meta carry targeting limits. Second, **the software**: leasing data lives in property management and CRM systems such as Yardi, RealPage, Entrata and AppFolio, and an agency needs to read those reports to measure anything real. Third, **the metric**: a general agency reports clicks and leads; a leasing-focused one reports tours, applications and cost per lease by community.

## What does property management marketing cost?

Pricing varies widely by portfolio size and scope. As one reference point, SPAMP's plans are $2,000, $3,500 or $5,000 a month, with ad spend paid directly to the platforms from the client's own accounts. A useful sanity check: compare the monthly fee to the rent lost on one or two vacant units for a month. If the work shortens vacancy by even a few days per turn across a portfolio, the fee usually pays for itself.

## How do you judge whether an agency is working?

Ask for one monthly report that answers five questions by community:

1. How many leads came in, by source?
2. How many toured?
3. How many applied and signed?
4. What did each signed lease cost, by source?
5. What will change next month, and why?

If an agency can't connect its work to signed leases within the first 90 days, that's the signal to ask harder questions.

## Frequently asked questions

### Do we have to give up control of our accounts?

No. Ad accounts, Google profiles, listings and social profiles should stay in the owner's or manager's name. The agency gets access, not ownership.

### How fast should we expect results?

Faster lead follow-up and review replies can take effect within weeks. Paid campaigns usually need a month or so to produce measurable tours. Search rankings and content build over several months.

### Is AI-assisted marketing safe for housing?

It can be, with a human reviewing every ad and listing for accuracy and Fair Housing compliance before it goes live. Automation should speed up the work, not remove the review.
